The buying journey, from first call to handover.

Buying a home in Mumbai involves a sequence that is similar across developers in its broad shape and very different in the details. The phases below describe how it runs at Gala. The intent is that there are no surprises, ever.

  • Step 01

    Enquiry and site visit.

    You write to us or call us. We respond personally, not via a call-centre. A site visit is arranged at a time that suits you. Sample flat, sales suite or live construction floor, depending on the project's stage.

  • Step 02

    Unit selection.

    You review available units, configurations, floor plans, views and pricing. Each unit has a clear price and a clear set of inclusions, in writing.

  • Step 03

    Token and booking.

    A booking token reserves the chosen unit. The token amount and the timeline to convert to a full booking are stated up front.

  • Step 04

    Agreement for sale.

    The allotment letter sets out the unit details, the price breakdown, the payment schedule, the possession date and the MahaRERA number. The Agreement for Sale follows, in the form prescribed by MahaRERA, with no clauses added or removed by us privately.

  • Step 05

    Stage-wise payments.

    Payments are linked to construction milestones, in the RERA-mandated schedule. Each milestone is independently verifiable. We do not invoice ahead of completion.

  • Step 06

    Construction tracking.

    Site visits are open to buyers at any stage, so you can see progress for yourself whenever you like.

  • Step 07

    Possession and handover.

    On Occupancy Certificate, possession is offered. You receive the keys, the warranty documents, the material list and the consultant credentials at handover.

  • Step 08

    After possession.

    Any concerns you raise are handled by the same team that built the project. The team does not disband after handover.

Home Loan Basics

Loans, NRI options, and a team that helps you through.

Every Gala project is MahaRERA registered, which makes it eligible for home loans from all major Indian lenders. Most Gala buyers finance a portion of their purchase. The Gala sales team works alongside your chosen lender to keep the process clean.

Loan-to-value ratios.

Major lenders typically fund 75 to 85 per cent of premium project values in Mumbai, subject to the buyer's credit profile and the lender's policy.

Stage-linked disbursements.

Lender disbursements are linked to construction milestones, the same milestones Gala invoices against, so the buyer's cashflow stays aligned with project progress.

Sanction before signing.

Sanction letters can be drawn before the Agreement for Sale is signed, if useful for the buyer's planning, and shared with the Gala sales team.

For NRI Buyers

Buying from abroad, handled end to end.

A meaningful share of Gala homes are owned by NRI buyers. The Gala team handles NRI-specific paperwork directly, in coordination with your chartered accountant and authorised bank where required.

NRO and NRE flows.

Guidance on payments routed through NRO and NRE accounts, including which payments draw from which account and the reporting that follows.

Power of Attorney.

Drafting and registration support for a Power of Attorney, so registration and possession can proceed even when the buyer is abroad.

Registration by representative.

Registration of the apartment via an authorised representative, coordinated with the sub-registrar's office at a time that suits the buyer's calendar.

Repatriation of proceeds.

Documentation that supports clean repatriation of sale proceeds when the time comes, within the limits prescribed by the Reserve Bank of India.

Time-zone friendly contact.

Calls and walkthroughs scheduled across time zones, with a single point of contact at Gala for the duration of the transaction.

Virtual Tours

See the home from wherever you are.

Not every Gala buyer can visit the site in person before booking. NRI buyers, out-of-Mumbai buyers, and buyers with crowded calendars all need a way to see the home before they commit. Gala offers three ways to do this remotely, all of them human-led, all of them scheduled at your convenience.

Live video walkthrough.

A scheduled video call (Zoom, Google Meet or WhatsApp Video) where a Gala team member walks through the show flat, the floor, the amenity deck and the surroundings, in real time, answering questions as you go. Typical duration 30 to 45 minutes.

360-degree virtual tour.

Self-paced, interactive tour of the show flat and key common areas. Linked from each project page. Best viewed on desktop or tablet.

Video walkthroughs on file.

Pre-recorded video walkthroughs for each project, available on request and embedded on each project page. Shorter and more curated than the live walkthrough; useful for a first look.
